When do I need grading on my property?
You need grading any time the natural ground won't support what you're building or using it for. That includes new home construction (building pad), adding a driveway, fixing drainage problems, controlling erosion on a slope, or preparing a commercial site. If water is pooling near your foundation or your driveway is washing out every rain — those are grading problems.
What's the difference between grading and excavation?
Excavation is digging down — removing material for foundations, basements, or utilities. Grading is shaping the surface — moving, cutting, and filling to achieve a specific slope or elevation profile. Most projects involve both: excavation first, then grading to bring the site to finished elevation. We handle both.
What factors affect the cost of a grading project?
The main variables are site size, how much material needs to be moved, terrain difficulty (steep slopes and rock outcroppings take more time), access for equipment, and whether material has to be imported or hauled off. Mountain lots in North Georgia often present challenges that flat suburban sites don't — we account for that in our estimates. The best way to get an accurate number is a free on-site estimate.
How long does a grading project take?
A residential building pad or driveway regrade typically runs one to three days depending on site conditions. Larger commercial lot preps or heavily wooded terrain can take a week or more. We'll give you a timeline estimate when we walk the site — and we don't drag jobs out.
Do I need a permit for grading in North Georgia?
It depends on the scope and county. Many residential grading projects under a certain disturbed acreage threshold don't require a land disturbance permit (LDP), but larger projects or those near waterways typically do. Gilmer, Pickens, and Fannin counties each have their own thresholds and requirements. We can advise on what's likely needed for your project — and we always operate in compliance with state and local erosion control requirements.
